service that helps you find the property you are looking for, purchase
it and if required access post-purchase services.
We have
experience and knowledge of the South Bohemia area of the Czech
Republic, allowing us to find properties that meet your specification,
at a price you can afford and in a place you will like. We know the
property market here and the current investment trends. We know the
pros
and cons of the locations and have local contacts, thus saving you
time, hassle and heartbreak.
We are experienced in guiding people from western EU countries through
the process of buying Czech properties. We know the system for Czech
property purchase and we understand the aspirations and concerns of our
non-Czech customers. We lived in London for over twenty years.
Our range of packages are designed for EU
residents who speak English.
An unbiased service according to your
needs
We are independent. We are not a real-estate
agency nor are we connected with any estate-related agency of company.
We guard this independence, as our aim is to help people choose their
property without pressure or prejudice. We do not sell property
management services nor do we suggest you set up a Czech company to buy
your property, which we then would manage for you. Setting up a Czech
company is unnecessary for EU residents, and most non-EU residents do
not
need one either.
We have been working
in the
Czech republic since the year 2000. Our Czech limited company (ALCHYMIE s.r.o)
has
doubled its property assets since then,
whilst
earning excellent rental income. So
far we have found
properties that met the aspirations of all our clients - they all now
have a property in the Czech Republic. We keep our
company small in order to provide a truly personal service
based on each client's needs.
STANDARD
PACKAGES
We have broken down what we offer in to
four stages or packages.
PACKAGE ONE (OPTIONAL)
: 3-4 days - a simple recce visit
If you have never
been to South Bohemia before, we recommend you take a short break with
us as your guides, in order to familiarise yourselves with the area and
what it has to offer. Your visit will include trips to different
locations - towns, villages and countryside and will introduce you to
types of property typical for the locations. Whilst you are with us we
will talk with you about the process of buying property in this country
and start to establish with you what it is you may be looking for.
We will provide
you with accommodation(in
Cesky Krumlov) and drive you around.
PACKAGE 2 : (to
follow Package one, or to start the process) - Our search (3
weeks)
Having established your requirements we do
the
legwork for you in looking for a property. This will take us at least
three weeks of talking to agents and local people and visiting
potential properties. We then produce a selection for you to choose
from. We will send you detailed descriptions (including photos of the properties, assessment of
location, and assessments of their condition and investment
potential). .
Should you find any you would wish to view (max 6),
we proceed to Package 3
Having
arranged the visits to your chosen properties, we take you to the
viewings We will discuss the options on offer with you and should you
wish to proceed we will help you through the next stage. This next
stage involves introducing you to lawyers, translators/interpreters as
required and signing a holding contract or a deposit contract
with the agent. As part of your registration with us you would have
received a detailed document listing all the
procedural stages of acquiring a property in this country, (therefore
we will not go into detail here).
PACKAGE
4 (to follow Packages (1) 2 and 3-) The buying process (2 nights)
At this stage you
will have
prepared the final contracts via email with your chosen estate agent
and
his/her lawyer (possibly your own lawyer too) before arrival.
After arrival, we will still be there for you as your friendly and experienced support, but as we do not take part in the legal process you will be
dealing directly with your lawyer and agent.
AFTER-PURCHASE SERVICE
We can
introduce you to an organisation we work with regularly, who will
take care of all your post-purchase needs (setting up bank accounts,
utilities registration,
links to builders, architects etc., and letting/cleaning services)
should you wish to take that option..
SPECIALS
- NON STANDARD PACKAGES
If these standard
packages are not appropriate for example if you want to stay longer or
if you
are looking for a property that is unique, such as a ruined castle, a
mill, or an old pigsty, please contact us and we will try and tailor a
package for you. Our
price for such non-standard package will be set by the amount of
research and travelling time it would take. Please note it is not
always possible to find the pigsty or castle of your dreams, but we
will do our best!
PACKAGE PRICES
The
prices below are for our services only. The packages do not include
your initial
travel to, and the departure from, Cesky Krumlov and accommodation. However
we will arrange accommodation for you, payment for which will be in
Czech Crowns, for prices see accommodation. This site will also give you travel hints
