The buyers
are a Scottish couple in their forties and fifties who fell in
love
with Cesky Krumlov while on holiday. Unable to invest in a second
property in
UK due to market conditions there they were in a position to buy a
property
here as a good investment and to enjoy coming here for holidays. They
wanted the property to be a period one, within the historic part of
Cesky
Krumlov, and potentially earn some money with holiday lets when the
couple
aren't here. The budget had a definite ceiling beyond which they
weren't able
to go. The buyers had only four days holiday left
when we started looking, and as
we
didn't have the leisure to prepare a portfolio first - we searched as
we went
along. However, there were no
properties on offer inside the Cesky Krumlov town at the buyers'
budget level
- all were more expensive. We viewed one property for just over the
specified
budget which although it was pretty, needed lots of work doing. The
buyers
didn't want to be dealing too
much with builders etc..and thought
the added cost of renovation would take them higher than would be
comfortable.
We suggested they view a 17th century house that was almost fully
renovated,
but nearly a million over budget –
however we suggested that should they like it, they could try putting
an offer
in. ...
The result
The loft space cost a 100.000 kcs to finish off (insulation,
plasterboarding, and a couple of new custom-made windows). Since then,
the buyers
have been happily coming for holidays, and occassionally the place is
